Also its going to need $25k-30k in repairs.

Hi BP community so I just got my first call from a yellow letter campaign. The seller told me that their house was flooded and now had mold. Additionally they told me their house was upside-down on the mortgage. It's a house in a pretty hot area. I spoke with my broker and they have a company that would be able to negotiate the short sale. My question is should i pursue this or leave it as in order for it to make sense to me I would need to buy it at like $90,000?

The house is two stories

4 bedroom
3 bathroom
Large corner lot in a Cul-de-sac 
$192,000 mortgage balance
$165 ARV

@Wayne Brooks The calculator i made also takes into account potential repairs a owner might need as well as the actual cost of holding the property for x months to sell the property.

Hi BP Community,

As one of my marketing efforts I'm trying to leverage one of my strengths which is web engineering. I'm trying to do content marketing with potentially some paid acquisition through google and/or Facebook. I created a landing page with a custom tool that allows a potential seller to receive an estimate of how much money it would cost them to sell their property retail, as well as some information on the current market competition via email. I would love you to get your feedback before I start sending paid traffic at it. 

The main goal of this page it to capture email and then market to the leads. The form is not connected to mail chimp so please feel free to test it out.

@Joshua Dorkin @Brandon Turner The sites looks great. I just notices small issue due to your header being set to position fixed. Currently ads are getting overlapped by the header as well as the page content on the dashboard. It looks like you guys might need to increase the top margin on the ads and dashboard div.
