@Scott Wolf  Thank you Scott, I really appreciate all the advice, I had a feeling something was wrong with my approach.  This is really what I needed to hear and allow me to turn the tables 180 degrees and now come at this with a totally new approach.  Excited to see how it goes.

@Matt Williams  Hi Matt, thank you so much, it deffinetly helps me change my strategy online.  Be more open, ask more questions, see what is going on.  I really appreciate it.  I will be hitting the phones next week and update with the new results.  I am confident this well get better responses.  BIG THANK YOU

@Erin Dorsey Robinson  Hi Erin, I really appreciate it, you are right I need to work on building rapport.  The way I call now is:

Me: "Hi, did I get you at a bad time, or do you have a few minutes to talk?"

I get a weird shaky "yes" or "no" followed by "And who are you?"

then I say (and tried different things here) "I wanted to know if you would be interested in taking an offer on 123 Maple st?"

and I get "NO" or hang up, or something along those lines.

@Kai Van Leuven  Wow your post is amazing.  I have to be honest, I FEAR the door step, I have done it in the past a few times and need to get over it.  My question is this, what about in real bad areas? I have heard some horror stories from my friends that do door knocking, and really don't want to get into situation like that.  If it was a better neighborhood, yea  I wouldn't care.  But don't want to door knock and the guy punches you in the face or something.  I guess kind of want to get your take on that? You are totally right about the human interaction, I need to invest in that.  And on the other note, how do you think Covid is going to chance that for you with social distancing? Might be a little weird if you come up to a house wearing a surgical mask, lol.

@Todd Powell wow I love that, I am the guy that calls and send letters and gets nothing.  Then I see somebody else close it and scratch my head.  Like what could I have done better.  These properties here in Brooklyn, NY for example have been contacted 1000 times, I just need to be better, more persistent, really have everything on point.  Like you said to make a deal happen.  Thank you for the advice.

@Andrew Carlson  I think that is a great idea and have thought about it before, but my hand writing is horrible, lol so bad I can barely read it back sometimes!  But what I have been trying to do is after a call - where they actually talk to me.  I will pause and type up a nice personal letter, sign it, hand write address and mail it out.  I am yet to see any response from it, but I won't give up.

@John Teachout  I know exactly what you mean, I have come across a few properties and they don't care they just want to lose the property - doesn't make any sense to me, maybe if they say no, have to keep calling back, I don't mean in an annoying sort of way, but like once every month, maybe after like 5 no's then really mark as dead lead.

@Paul DoCampo on a side note, I know there are people that are getting deals locally.  I have called and got no from them, and this other person found a way to get in and get them interested in selling.  I do agree there is no magic phrases, need to have an overall strategy - that is what I am trying to learn.
