@Paul DoCampo That really helps out, I guess I am trying to understand the mind set.  Here is a property you drive by almost everyday, its vacant, its totally falling apart - why would the owners not want to sell it? The taxes are not being paid? at some point the city will just auction it off and they get nothing.  I can not understand the mind set? And in many situations these are people that need money, why would they not be interested? 

You really make me look at it differently, cold calling to make another list of interested sellers, that is how I have to look at it, and the ones that are not interested put them into a DM mail campaign like once every 2 months or something, maybe they are not interested now, maybe they will be interested in a year or something.  (Which DM company do you recommend I look into?)

@Zoia Smith Thank you for the reply, maybe I should try that launch them into a direct mail campaign.  Do you recommend any company I should use to manage the campagn for me? So for example I see a house 555 Main St, I found the owner(s) information, I upload address, and it sends a letter once a month to them?

I am new to cold calling - can definitely use tips from the pros on BP

Went driving for dollars and got list of a bunch of vacant houses that are in very distressed condition

Got the owners information

Call the property owner, introduce myself, ask "Would you be interested in taking an offer on your property" or "I am interested in making an offer on your property"

property after property, call after call, I get "not for sale" or "no" and they hang up.

What is wrong with my pitch? very demotivating.

@David M.  I guess anything will be an upgrade from excel.  I will look into wise agent.  My set up locally is I do driving for dollars, and then try to contact the owners of the vacant/distressed properties.  If you do not mind me asking, how do you use Zillow for leads?   I assume you make a geography and then when a property gets listed you get notified and contact them?

@Patrick Jackson Hi Patrick, I appreciate the advice.  I am a total newbie to Podio been watching tutorials on youtube pretty much all day and have been helpful, but definitely some parts I am stuck on.  I am glad from your response that there is a way to do it, but honestly I do not understand how to do what you are referring to.  I see it says your the system guy, do you do consulting for this?

Hi,

I recently started using Podio,  I called a property and it is owned by multiple family members, can i have different contacts tied to one lead? or do i need to make different leads for each contact?

@Abel Curiel Hey Abel, whats up, not so much for cold calling, really a CRM to stay organized with the properties (and contacts) your working with.  I have always used excel, but need something better.
