@Caleb Brown hi Caleb, do you think thats the best way? every day I will be adding 3 - 5 properties I am interested in.  If there is a way I could get alert directly? I am new to this so taking any advice.  Do you think it will make it harder to close deal because now that agent will want commission to, so I will have to pay more for the property I am interested in if it comes for sale.

Hi,  Still new to real estate and this website has been amazing.  Doing lots of driving for dollars and leanring from all of you on the website.  

Question:

what site would you recommend to get alert on when a property gets listed? I have lots of properties I am interested in from driving for dollars, and while I am doing mailings and cold calling actively, I also want to get an alert if the property ever gets listed for sale? Would you recommend Zillow for this? or another website?

This is the funniest post I have read on BP, your best bet is to be as nice to them as possible.  do you really think calling the cops will do anything? They already knows thats going on in the neighborhood, and wow will they mess up your house once they found out your the one messing with their business.  Be nice to them, they wont mess with you, or your property.  Don't worry people buying in that neighborhood already know whats up in the neighborhood.

I have been contacting lots of local preforeclosure, but it looks like other people have already got to them.  My question is, before lis pendens is there a way to find out who is in trouble with their mortgage?

I have been making lots of cold calls to pre-foreclosure, and I found one that the mortgage is higher than what the house is worth so need to do short sale.  I have never done one before, can anybody share the steps with me?  What is the procedure? Are there forms I need to prepare?

@Ron S. wow california is for sure one of the stricter states, i don't to any wholesaling just looking to buy for my self.

 Hi Ron,  Does that apply if you are buying the property for yourself? In other words your not a wholesaler, your contacting them to buy the property for yourself, fix and sell?
