Right now I am using excel want to see what CRM software you recommend for driving for dollars, cold calling?

@Brandon Turner Hi Branon, ABSOLUTELY in NYC if you do this, you will get a partial vacate violation, cellar apartment violation (very common to take 1 family house and convert cellar illegally, or 2 family house with cellar into illegal 3 fam) you will keep getting DOB violations till you fix it, I have also seen FULL VACATE orders on the properties as well, then you need permits, and inspection, its a total mess, not recommended in NYC

@Bryce DeCora I never even knew that was possible, would make things more organized for sure.  Do you think I should start with a basic real estate CRM software to start, then upgrade as I get more experienced? Not sure which the best ones are anyway.

@William Walker  Hi William, thanks for responding.  Lots of the houses I am seeing here locally in NY, are severly distressed and many times vacant.  I am doing everything on the mailing and calling front, skip trace, looking up relatives, and some times I have seen where a property I worked on so long, they didn't "trust" me because I was an investor, and felt more comfortable listing it with an agent.  Which I can understand because unfortunatley locally here there have been bad actor investors that did deed theft that sort of stuff, so they feel more comfortable working with a licensesed agent.  (Still trying to figure out a good rebuttal around it) In any even I would like to get notified, like an email alert, and then I can send in my offer with proof of funds right away.

@Bryce DeCora since I am just starting out I think an out of the box solution will be most cost affective, and a huge upgrade from excel, I will work with the program, once I get bigger and have some deals, will reinvest with more customized approach.  Really don't have any experience with any of the CRM softwares out there for real estate.

@Nathan Gesner yes I would do one response, and no back and forth, because if you don't respond people might things it true, something simple like - "those are absolute lies, and if this post is not removed I will have an attorney contact you for defamation"

Hi, I am new to real estate and trying to get more organized with CRM software. Right now I am using excel to keep track of mailings/cold calling, not to mention sometimes I forgot to follow up because I do not get a reminder, and kind of hard has volume of properties I am working on increases.  I listen to the podcasts and have heard different platforms, want to see what you all like/don't like, pros, cons?

Using excel right now and need to step it up with a professional CRM.

@James Wise thank you I have actually thought about becoming an agent before, this just gives more reason to do it! Are searches good till cancel? or do they expire?

@Caleb Brown I really appreciate it, so I will look for an agent that would take time to save all those searches.  And do the searches expire? or are they good till cancel? Maybe they won't be put on market for a year or two later?  (I am actively working on it mail/cold calling) but if I am also sure there are agents and brokers doing the same thing to get a listing, and if they list it I want to know right away so I can work on it.
