I would do more research, go to the city/county and see if you can pull probate records and find out who the executor is. We then mail the executor some resources that help them navigate the process, as it is a very stressful one. I saw my mom go through this process a couple of times when I was younger, and realized that she had no resources to help her. After those mailings we then reach out, and it is an easier conversation as you have already helped them and provided value to them, instead of just calling them to say sorry for their loss when they don't even know you.

Hi Shawn, I got you, that does make sense.   How can I find out if in NY they give you information on the executor?

 Thanks Tim, I thought I was being respectful telling them sorry for their loss, I truly am sorry. I will check out those videos on youtube, but I guess how do you open the conversation on the phone?

@Carlos Tovar @Bob Reinhard  Carona is a great area, but in general see prices coming down big time.  Have brokers offering stuff super cheap, hopefully will rebound soon.  I would say be very careful for now.

 check out some videos on youtube, thats what i did to get an idea, you can make a simple set up, (what I have right now) but looks like also capabilities to fully scale up.

I found a house that looks vacant (it is severely distressed) I looked up the property owner and I see they passed away.  After doing further research I found some relatives.  What is the best way to approach this when you call them? I called a similar lead like this in the past, told them I am sorry for their loss and have they thought about selling the house? and they totally flipped out on me.  Any advice?

Please do not take offense to my analogy.  You don't walk into the bar and walk up to a woman and ask them if they want to go home with you for the night.  You may get a yes but you may regret it later.  Use the phone call as a point to establish a relationship and find out what the hot buttons are.  Take notes and then use those hot buttons to close a deal.  You may spend months of follow up on a single person but each call you look at as one step closer to your goal of a purchase. 

 Hi Keith, I know what you mean.  I need to work on my open and I guess have to accept the fact that it is normal to get lots of no's.  Today I did a good amount of calling and had much better responses, but still a lot of room for improvement.  I appreciate the response.

@Ryan Proffit wow that is so amazing to hear!!! I am cranking through calls right now, deffinetly better response with new way of going about it, even though still alot of "no" and "we dont want to sell" had one that called me "a vulture" for trying to buy a house in a low income neighborhood, and we never even discussed price, but I just look at it as cold calling is fun, got to keep calling till you find the one interested.

Wow that is amazing to hear and congratulations on your first two deals!! I am still looking for my first one.  I am planning on using this approach as well.  Can I ask how long of cold calling did it take to get those 2 deals? I am sure other people contacted them, what is the reason you think they went with you and not somebody else?  Lastly, how did you find that lead to call? was it driving for dollars, or off a list?  Thank you, your giving me inspiration.
