@Rich Hupper Absolutely, now I understand what your saying and it makes a lot of sense. I am thinking though (I don't know if its a New York thing) but if I call somebody and I am like "Hi I am Isaac, I want to ask you a little bit about the area, hows the community, etc etc" Isn't it a little awkward, the person is going to be like "F You, who the hell are you calling me asking about the area??!?" like do you get people that are like "why the hell are you asking me about the area?" Not trying to be annoying, I really like the approach and want to try it, but can you give me an idea of when you call them, how does the conversation go? you call, they answer "Hello" then I am sure you introduce yourself "Hi my name is Rich" then what is your next line from there???
I think the "I know you are not interested in selling right now but if you were do you have any idea what a building like yours would sell for in its current condition?" IS GENIUS but that is probably later in the conversation, I am trying to understand how to get the conversation started? I can definitely carry the conversation, wondering how you set the stage and open into that after you introduce yourself.
