I'm looking to take my career to the next level and start investing in retail property like shopping centers with good anchors such as publix as in located in Florida and pretty much every shopping center has a publix. It's clearly a sellers market as the prices are so high. So I'm not looking to start anytime soon until it cools down. Now I would just like to learn as much as I can. So I'm looking for any advice or learning materials that you recommend? And also is there any where else to look besides loopnet to view available propertys? I was looking at CBRE which seem to have the best retail propertys.

Joel, I currently live in trinity and most of my rental portfolio is scattered around new port richey. If you looking for a place to live it is a lot cheaper than other areas but it's not the nicest area to live. High crime, homeless, drugs will be living right by you once you cross over us 19.

Is there a way to get triple net leases for cheaper? Im only seeing them in the 1.2 -2 million range and there only netting between 80-100k a year. These are mostly dollar stores and drug stores. Is there a way to get these net lease propertys for like 600-900k? Is it possbale to contact owners of net lease propertys to see if they want to sell?

I been doing hard money lending for quite awhile. But I read online that there's a website where you can go 50/50 on a flip? Which you would supply the money. Is there such a thing?

Anthony, I was doing some research about puttin in a express car wash in my area. But having trouble finding land because it's all booming with new developments quick. It's a brand new area formerly acres of cow pastures now houses. The area does not have a car wash for miles. Want to build one but not sure we're to start.

I'm looking for like a 5 home package deal minuium of 3/2. In the Pasco county area. How do I find package deals like this? Will a realator help me or a Commerical broker?

I had this odd idea that someone should create a service where they will analyze a potential deal for you. Like you submit pictures and repairs needed. And they will run the numbers for you. But there might be to much risk if the deal doesent work out as they said. Has anyone ever heard of a service like this?

@Jim Groves The land in my area is sky high. Pretty much everything is now. The car wash will make at least 200k but probaly more.
