Potential deal evulation

in my multifamily searches I have found a 24 unit going up on auction.com. They were built in 2010. Starting bid is 300k. Located in c class area. The units are all 3 bedroom. Im not exactly interested in buying this but will use this as a learning experience. So where would you start with the evulation? I inquired to the agent about the offering medourm. Whats the next step to determine the value and to tell whether it's a good deal or not?
