New Port Richie Florida property & beaches?

I saw a recent report naming New Port Richie Florida as one of the best values nationwide for finding waterfront or beach property.

Median pricing is 84,000 it says. Says it is mostly a commercial fishing town but starting to attract attention as part of the Tampa area.

If houses are that cheap I wouldn't mind buying beachfront and renting out to cover the costs.

I just do not want to drop a ton of money for the more premium areas where there is little appreciation left to occur. These unknown places that are affordable tend to have great appreciation when they become more discovered.

Any have thoughts on the area?

Not a big boat person for waterfront coves or channel access etc. but love the sandy beaches and waves rolling in.
