@Will F. this campaign has worked wonders for me im still what id like to consider new to REI with only 3 years under my belt.I have closed over 12 transactions with this specific technique in different zip codes that i target in my market. This changed everything for me because i couldnt help but wonder why my direct mail wasnt getting to these folks,because most times I didnt have their updated address. Once I skiptrace these property owners I get a line of direct contact to either them directly or next of kin to discuss a possible sale. I have worked with a gentleman named Jerry Puckett who owns a company called "marketlikeawholesaler" where they manage hundreds of real estate professionals monthly mail campaigns. You should check them out if you're are looking to solve any issues you're having with direct mail.

@Atwan Kwan you may be able to save a buck with larger national brands. Im not sure what they local mail companies in your area charge. There are many great national brands that will also manage your campaign for you. A gentlemen that was on the bigger pockets podcast 21 name Jerry owns a company called marketlikeawholesaler.com I have never used his services but ive seen great reviews.

@Davit Gharibyan Im a member of multiple accounts i'd say the easiest to get signed up for that has so-so data would be TLO, they are very fair with their prices i think i pay around $250 a month. They do limit the search volume though so i've graduated to bigger and better tools that cost a little extra and have some hoops to jump through to get signed up. @Mariah Kraatz-Rimkus skip tracing is the process of locating specific info on a potential seller for example updated phone number and address. All i would need is the address or owner name. I can go on the county website to see who owns the property and then skiptrace the owner information. I do suggest doing this in bulk because it will cost less when you hire a skiptracer to find info for you in volume! 

You can pull recent cash sales on list source you adjust your filters on the site to only show properties bought for cash. After this step you will need to ensure that it was bought and the end buyer now has 100% equity if these two things are true you can use best judgement and assume that this house was bought for cash.

yes In most cases the group of trustees or trustee appoints one specific "fiduciary" who represents the trustees could be their attorney  @Mariah Kraatz-Rimkus

Direct mail is a good way to generate initial response be sure to keep in mind that traditionally it takes a few mailers to get connected with a motivated seller. Trust me you wont be the only one mailing and marketing to these individuals. Im a firm believer on follow up and creating systems that help you stay on top of leads that aren't exactly motivated when you first establish contact. In my opinion Omnipresences should be your goal with your marketing you want to be seen/ heard EVERYWHERE! There are some great direct mail companies that will help you manage and set up your direct mail campaigns.  I have never personally used marketlikeawholesaler.com but have read great reviews online and the owner has been on the biggerpockets podcast episode 21! 

In regards totaling repair cost this is a skill that is developed over time as you work on more deals and learn more. My advice is to reach out to an individual who is already experienced in calculating repair cost and bring them into the deal to help you with that side of the transaction this is extremely important to get right if not you'll lose credibility with your buyer as well as the potential seller you're working with. @Chris Matthews I agree with @Rick Allen advice TLO is a great source for locating individuals. I have had some great experiences with their service.Although some of their records may be a tad outdated. It is also more beneficial to skip trace a list of individuals in bulk that way you save lots of money on data cost instead of paying $5 bucks a search ouch!!

@Abel Curiel definitely agree that Instagram marketing has to be extremely content based. I myself am learning more everyday about marketing on the platforms. But yeah even 60 year olds hop on facebook i think the 50 and up is a safe group to still send some direct mail off to. Keep hustling my brother
