Starting off you can try to get TLO, however they have been cracking down on real estate professionals. Difficult to get a approved for an account these days.

You've  officially been apart of our program for 1 month. When on boarded we thought we made it clear that we were skip tracing & cold calling leads it is not in our SOP to provide you with a scope of work. We consider ourselves direct mail 2.0!!Your calls began August 8th 2017 and will end today September 8th 2017! Attached Is a few screen shots and percentages of your specific campaign as well as rates for some of my competitors in regards to the cost of skip-tracing records for updated phone numbers and addresses. 

We skipped traced a total of 745 leads for you at a price of $1.50 per record. Our competitors charge $9.97 per record. With that being said instead of paying the $1,117.50 you paid for your skip traces you would be looking at a cost of $7,427.65 if you would have gone with findtheseller.com for your skip traces. 

Of the 500 leads selected to go on your monthly call log along with a designated call budget of $500. We received a response rate of 41 connects(screenshot below) which is 8% response rate of the initial 500 leads. Of those 41 connects my records show you received 7 leads. Which is a 17% response rate. Far better than the average 1% response rate with direct mail. One lead we sent over had multiple properties for sale upwards to 25 properties your company could have evaluated and purchased.That would bring your property total to around 30 properties. Over a month period.

Just like every other marketing campaign repetition is key. I dont quite understand your issue with me or the other owner not answering our PERSONAL lines while not in the office. You were assigned an account rep that addressed any comments questions or concerns regarding your campaign. We are saddened that you had a negative experience with us. We wish you the best of luck on the data provided hope it brings your company many deals for a long time to come.

I can respect you getting out there and finding vacant homes a little tactic i use to find properties is called "google drive for dollars"

I simply take a target zip code/street in my investment area and begin to use google maps to walk up the street using my mouse to zoom in on any property that may look distressed. Google always has pretty up to date images on the maps app/feature.I then take these addresses and put them in an excel spreadsheet and I typically do some research on the county tax assessor site. Once i locate owner names i skip trace the owner find their current address and phone number, I usually like to just give them a ring but often times ill follow the phone call up with a yellow letter or postcard if i cant get them on the phone. @Rashid Algaradi I usually target multiple motivation points. Seek list from your county of individuals possibly in distress for example tax delinquent list or code violations. I also target probates and quit claims some times you'll find the new owners aren't interested in up keeping the property for example some one who was deeded a property from a relative and they live out of state. Hope this helps.

Skip tracing particular leads that have multiple motivation points(code violation, tax delinquent,out of state owner) so if i run across a lead that fits multiple of these motivation points i will skip trace the name of the owner get their phone number  and calling them and text them directly.  Hope this helps. I usually pull list from various list venders, recently i have been pulling county records and running them through multiple points of motivation, for example out of state owner and on a code violations maybe they are on on the divorce or inheritance list. These are examples of  someone i would then skiptrace to find their contact info then give them a ring about the property I hope this helps feel free to send me a personal message if you have anymore questions.

@James Lambert there are many skiptracing companies out there but not all data sources are created equal some have old out of date addresses and phone numbers so i would be careful and make sure you're dealing with someone who does this for a living. @Joe Davalos gave some great advice. Find a 3rd party you can trust and depend on them for all your skiptracing needs $10 bucks a trace is a little steep so I would look for a better price range and look to do all your traces in bulk you'll save lots of cash and time that way! Hope this helps.
