Cold Calling

Does anyone do any cold calling to spefic list to buy properties? If so, can you describe what you do? Do you have a script you use? How well does it work, etc. Thanks!

All great replies! I started cold calling on top of my direct mailing campaign to out of state owners. I typically say I was calling regarding the property you own in XYZ and was wondering if you had any interest in possibly selling it? If they say yes then I try to keep them talking about anything just to build repore then if the say no I say well are you still actively looking to buy? If they say yes I write down their criteria and put them on a contact list(buyer's list). Build your database and it will be much easier to sell once you do get something under contract. Being in real estate you will have to deal with people who are wary of you and those who just are plain mean better to learn now and take your bumps. Now if someone is mean I just say I appreciate your time and have a good day. Kill them with kindness!
