Looking into my first direct mail.........

I've looked into this subject in BP's forums, but have come across information that is 3-4 years old.  I know that with time a lot of things can change. I'm trying to find a good source to obtain a list to mail out to. I've heard of findmotivateseller (Kent Clothier), Listsource, Melissadata, etc, but don't know whether they are good or not, especially for my area.  I would like some feedback from individuals with experience in direct mailings, especially those who are having success in this area.

@Hector Lozano there are many options. Some people will tell you that some work better than others. It will also depend on what you are mailing out. How good is your marketing piece and who you are actually targeting. I would say, just start a mailing campaign. After 6 months see how its going. At that point you can refine it or change directions if need be. 

I send out to different lists, I have a website, 3 facebook pages, linkedIn, I have a group that meets once a month that I host and I network like crazy. All of that gets me one, two, sometimes three or four deals a month. I rehab some, wholesale some, sometimes the best thing for the seller is to list with a realtor friend of mine. The point is that direct mail should not be your only marketing. You have to have many tools in your tool bag or else you can only fix certain types of problems.
