I simply take a target zip code/street in my investment area and begin to use google maps to walk up the street using my mouse to zoom in on any property that may look distressed. Google always has pretty up to date images on the maps app/feature.I then take these addresses and put them in an excel spreadsheet and I typically do some research on the county tax assessor site. Once i locate owner names i skip trace the owner find their current address and phone number, I usually like to just give them a ring but often times ill follow the phone call up with a yellow letter or postcard if i cant get them on the phone. Also I have had great success with using listsource.com to pull my list and then having a direct mail service send out my mailers for me!

@Cristina Ortega in my personal experiences it is always better to find someone who can complete skiptraces for you whether it be a va that you find online ive used upwork.com in the past. 

Keep in mind that alot of tools you sign up for to skiptrace you must have a secure log in. So it will be difficult to add a VA to your account my advice is to find a VA or 3rd party who has their own skiptracing tools, also keep in mind that not all data providers are created equally some use outdated phone numbers and charge you whether its a working number or not. What has worked for me in the past is finding a individual that could provide a consistent data pull in a timely matter at a fair reasonable price thats what has worked for me! Hope this helps.

@Steve Ramer a po box is highly suggested I have piles of returned mail from when i was sending out consistent mail campaigns you may want to create some type of system for re skiptracing your returned letters and locating those sellers these are the low competition deals because chances are you arent the only investor who is getting returned mail from that particular seller so you want to ensure you get in contact because the rest will quit trying!!

@Doug Price It usually takes up to at least 5-7 mail campaigns in to receive a great response rate in my opinion but but your 4% closure rate on your mailings is not common GREAT WORK and a testament to your skill set. Keep us updated on your success!

County website in most areas have a property search option. Zillow sometimes provides links to the county website when you click on  a property in a certain area. @Albert Mainja

@Elbert D. thanks for you response yeah i've gained two buyers from facebook ads there are 1.8 billion daily users on facebook. I think its imperative that we a investors learn to leverage this especially since there are real estate brokerages out there that are completely virtual.

Hello Biggerpockets users I was wondering if they're any success stories from placing properties for sale on facebook and getting deals closed using the website I ran this ad for a property and was able to get the property sold only spending $30.00 on a facebook boosted post. All in all the post reached 2,921 people and we generated our buyer from that pool of investors and realtors that we added to our post filter! Great thing about this was it was cheap and very easy to set up. Please comment your success stories below.
