@Maria Vargas Within my company we touch every lead a minimum of 7 times sometimes we contact up to 12 times. I have started using this technique and it has helped my direct mail gain recognition and also i have found motivated sellers through my skip tracing and cold calling efforts. What has work for me in the past is just picking a few target zip codes pulling how many cash sales are in that area then deciding if It would be a good area for me to farm numbers and start calling around to gauge motivation! I then set followup sequences inside of my CRM which notifies me when its time to give a cold lead a ring again.I've seen my response rate go from a 1-2% to around a 4-7% increase when i added cold calling! @Curt Smith I agree with Jerry, I havent had the best look in my particular market with expired listing, I will say you probably do a better job at creating a win win situation for your sellers if this has worked for you in the past. With that being said it'll be friendlier to your marketing budget to skip trace these owners in bulk. In the past when i dealt with expired listings I've just sent post cards out.

@Marcell Salmond my advice is to just hire a skiptracer to locate a phone number and address of this individual.Give them a ring like you're just another investor looking for a property to fix up flip or rent out!

@Jerry Puckett I have closed multiple deals using the "google drive for dollars" and have gone as far as locating next of kin and knocking on their door. Im a nice guy but a hustler first... I understand my business model is not for everyone with that being said im not an affiliate of either of the companies, (although you just gave me a great idea to become one!!) I truly use them within my REI business from time to time and was a member of Michael Quarles "buysellflip" gold coaching program and it taught me a ton about REI as well as lead generation just sharing great companies that help me get a solid start in this business!

@Anthony Barbato Heres a trick that may save you a little time on your drive for dollars i call it the "Google drive for dollars" 

I simply take a target zip code/street in my investment area and begin to use google maps to walk up the street using my mouse to zoom in on any property that may look distressed. Google always has pretty up to date images on the maps app/feature.I then take these addresses and put them in an excel spreadsheet and I typically do some research on the county tax assessor site. Once i locate owner names i skip trace the owner find their current address and phone number, I usually like to just give them a ring but often times ill follow the phone call up with a yellow letter or postcard if i cant get them on the phone.
