Follow up - I think the glass is from a house fire years ago.  We are removing the glassy dirt and laying shell.  Unless any of you Landlords has better advice for me?  And I still would love responses to original post, since it happens every so often.  Random complaints.

Tenant's teenaged daughter sends a video of shards of glass in the dirt out the house. Tenants have lived there for 2 years.  Not local if that makes a difference.

I learned that over the ages, marriage was more of a business arrangement than for any other reason, this makes sense to me on some levels.

Best to divide responsibilities between you and not discuss in great detail each step.  being long-winded isn't a good skill for investing, you will need to be a good listener - hopefully, you already are!
