#1. BE SAFE and do not risk your life over this.  Put it in perspective, does it REALLY MATTER??  As long as they are not holding hostages, do you need to care this much?  

I do feel your pain and do not minimize it.  There are solutions for you. 

Contact the worker for Section 8 tenant.  (Be cautious about having inspections ordered because if the inspector is not on your side they will FIND infractions on your side).

Talk with them, email them and always provide copies to them of any notices that you provide to the tenant.  

Understand that tenant cares MUCH MORE about Section 8 subsidy than you. Landlords come and go, but free rent can be forever if they don't mess up like your tenants have.  

Next time do not include the garage, since Section 8 does not pay more for the garage, so you have liability for no reward. 

Encourage neighbours to phone the police if they feel threatened.

2 ideas for you!  

Since you mentioned that you have been listening for a while and are able to stalk here, perhaps read a lot and contact those investors or management companies who you want to work with?

I can also recommend branching out to check out groups like REIAs, Landlord Associations and NCE - you do not require a license to join at the local level.  Getting involved with property management companies with good reputations may give insight and pocket listings with management in place that can stay in place and maintain the status quo while you are out of the country.

Wholesalers generally do not touch the property.

Many do not even take title to the subject property.

I would go with cash flow at first only if one must due to temporary circumstances.  

Cash on Cash is clearly the best long term move.  This is the only thing that I have relied on.  More satisfying and forgiving.  

Now cash flow is hardly even a consideration.

Highly recommend seeking out groups to be involved in and not exposing your goal of locating a mentor, since the sharks in the room will swarm you.  I run landlording, exchanging and investing groups and I see it far too often. 

The better you get to know someone before introducing the hierarchy the better for you.

Hope I helped in some small way, I encourage you in your quest to go create some fun real estate transactions out there!

We invest in South Florida currently.  There is an abundance of good deals once you create them.   

Sounds like you are very well set up regardless of which choice you move ahead with!

What a lovely position to be in! 

We compare emerging markets and sustainability to strategize our buying. 

A rule that we follow is to have each deal stands on its own, regardless of the surrounding facts like those that you have mentioned.

Post: Teen Tenant Died After Lease Terminated During Overstay

In Florida, Teen killed in motorcycle accident  ( highly suspect that his plan to claim on insurance went awry and strong prescription painkillers involved).

Single person occupancy and he was the only person on lease.

He was in the midst of moving out, but left behind starving animals, drug paraphernalia, junk.

Now multiple strangers are driving around and selling off his 6 vehicles and have been staying in the house after his death.  Those people are claiming his belongings as their own and their stories do not add up at all.  I am not interested in being a party to their unlawful behaviour.

He already had a large payout on a previous insurance claim that he had run out of and told me that he "had a plan". He was showing the house to potential replacement tenants earlier on the day is was killed. 

Our attorney advised, but I am very interested in your opinion and experiences here.  THANK YOU.
