WISH I FOUND THIS FORUM 6 MONTHS AGO!  Just evicted a tenant who didn't pay for 6 months.  It was torture.

 LOVE YOU!  So you'd just give the minimum 15 days notice that the lease is not being renewed and you'd vacate tenant, repair, and re-rent at market rate or at least at Fair Market Housing rate?

It's a multi-family, and the price was based on market value, even though the rents weren't market value.  Purchased in a package of buildings, so I can't pinpoint an accurate price for you.  How to be creative to work with a tenant rather offer options and create solutions?

I have learned that my best cash on cash return is where I can buy the cheapest properties, often that's in a scarier area - but I do avoid anything I am scared to walk alone at night.  That's my safety line.

YES, legally it's simple and easy to non-renew.  Compassion tells me to give her a chance to pay more and stay, psychologically a tenant would need a reason to pay more rent, even though they have been paying a third of market rent so far.  So I will renovate the place, but frankly I rather have no tenant than 1 for $250/ month including the utilities - that's more of a liability than it's worth.  I have talked with her multiple times and did some problem solving, she's a manager at a Dollar Tree.  She's wants her apartment renovated and all of the problems fixed, this is easiest for me if she's willing to move out while it's done.  Usually I find tenants another place at the same rental rate to soften the blow, but there's no such thing here as a unit for $250/ month, except for mine!      o_O

In a Landlord Friendly County and State, Florida, where there or no rent raise limits, I have purchased a multifamily property with a tenant paying only $250/ month and she has not signed a lease renewal, has a growing list of complaints from before I came into the picture, hasn't allowed my inside as of yet and is consistently late paying.   Until now, she hasn't allowed access and keeps windows covered completely.

What would you do?

(side question - why do tenants assume it's okay to mail a payment on its due date???  We aren't the IRS/CRA!?!)

Have FINALLY set an appointment after 4 months of attempting to, must make a decision soon.  I want a new lease signed.  

Two ideas I thought of or please post your own:

1. Would you step up the rent monthly by agreement??   

OR 

2. Would you give 4 months notice that we are going to HUD FMR rate of $769??

OR 

3. Your idea??

(FYI the identical unit next door (also not updated) I have just rented for $975 to a super clean, reliable tenant)?
