I have never had an issue in court with anyone questioning the exact amount owed. I send my tenants a screenshot of my excel tabulation and it computes what they owe in bold Red. They are never surprised or question what they owe.

Interested in seeing your lease wording.  Here the only way to collect any fees in court is really charging them as rent.  Otherwise, fees are not enforceable.

LEASE LIMITS NUMBER OF PETS SPECIFICIALLY.  LEASE IS CLEAR.

As the landlord, because you allowed the dogs, you are responsible for insuring the fence is adequate to contain them. You are partially liable for the neighbours child being bitten. 

Best hope your tenant does not know her rights.

 Transient town and the tenants are coming from out of state.  We visit home visits when they are local.

New Tenant signed the lease stating she has only 1 small dog, now she has brought home 5 cats to the Shared House she rents.  Other tenants are highly allergic, as am I.  She also forgot to pay rent, so I am thinking 3 Day Notice on Rent non-Payment is best?  It's complicated because she signed a lease for one property and then decided to move into another and when I was updating the lease I learned about the issues and now it seems like we should part ways.

 No, I am not.  I did the 7 Day Non-Compliance.  Next week I will do the termination of Lease for Breach of contract.  I really hated to have to follow the extra careful steps, I just worried that if I end up in court, I have followed every step. Maybe I was foolish because honestly, I don't think we can ever come back from this betrayal and creation of danger.  Always something new.

 Thank you, yes it's in the lease.  We also have a $200/ pet fee.   And do not have a pre-set limit.  Tenant chose to lie and sign the lease fraudulently.  I apply zero pressure.  I have no idea why.   The problem is now Tenant lied and the fencing is not high enough for these dogs. I would have put her in a house with privacy fencing if she was honest.  Too late now.  Her dog bit neighbor's kid and neighbor is cooperating with me to get Tenant out.

Yes, true!  Ha!  Too be fair, these are bred for size and only some of the 8 dogs outweigh my teenager.
