Take a video walkthrough and a 4D photography session with a Matterport.  We have always relied on virtual showings and will continue. Never had any issues whatsoever.  New tenants often see how I respect our tenants even though they are leaving and they appreciate that in a few years they will be in their shoes.

I send certified mail to the property here.  As required by law.   And a copy registered mail or any type of mail to other countries.

Different states have different laws and counties may have different common practices.  I agree with the way that you have it here, I have practised breaking down the costs and have receipts ready for Court.

I also include the statute pertaining to the security deposit and sending as soon as possible, although I have been advised to wait until the last possible day to send out.  I use certified mail and send to all possible addresses.

Excellent questions with a plethora of answers because it depends.

No hard and fast rules. You'd think paint is inexpensive and always worth it but the new tenant may repaint.

I agree with Vicino.

No cashflow in BC as far I have ever seen.

being here in Vegas this is a reality.. Casino's have shut the buffets closed most of the shows. cancelled NHL games on and on..

so curious what you would do for a great tenant in a tough spot ?

 I have always worked with anyone willing to seriously make payments.  Carried many people through months of $100 weekly payments or less.  Anything to save them from going homeless.
