@Mike Watkins Did you ever solve your direct mail problem?

Hello, 

Does anyone know how to determine how often to send mail based on market conditions? I was initially thinking 2 weeks then I thought that may be too close together and a waste of money. Now I am gearing more towards 3 weeks apart. Any suggestions or input?

about 50K needs about 80-90K in repairs

Also, theres definitely opportunity to flip here in Atlanta. I prefer to start with my budget and focus on areas that would be feasible for the amount of cash I have.

Hello all,

I have a lead on a lot located in SE Atlanta 30317 with a lot of potential. 

I am having trouble structuring the deal because the lot is zoned RLC which has a condition that states that only a law office can be built on the property. 

Rezoning will take about 3 months and cost about 1k. Rezoning shouldn't be a major issue because its surrounded by residential properties. 

How should I go about structuring something like this without paying for the property upfront.
