Hello everyone, 

I have a pretty solid lead on a deal in a popular area of East Lake Atlanta, GA. 

This would serve best as a mew construction.

The lot size is almost 2 acres. The largest in the area. 

Highest comp on next street, which isn't as good as this street, is mid 600's (3300sf). Everything else is mid 500's (2800sf) and below. 

The questions are:

1.How much should the actual land be taken into consideration in regards to what to build? Its about 3x the size of the other lots. 

2. As an experienced builder of new construction projects, would you attempt to beat the highest recent sale price of mid 600's? If so, by how much?

3. How do you decide on what to do with so much land? Only on house can be built on it.

I have no experience with new construction, so excuse my ignorance. Please help

If you can afford $6500/per year. Personally I would research BP for direct mail threads (theres a lot, just pick one with a lot of responses and go for it) and start a DM campaign. Direct mail is typically the greatest lead producer for wholesalers and investors.

Greetings from Atlanta!

Step 1: Visit the local county tax assessors website (online) and find the owner's mailing address and name

Step 2: Run the list through NCOA (national change of address). Most list providers and some direct mail companies will do this for you. 

Step 3: Prepare a direct mail campaign for your list. Budget enough so that you can hit each recipient at least 3 times minimum. Decide when you are going to send your mail and stick to the schedule. Also mix your voices up i.e yellow letter, postcard, etc. Different strokes for different folks

Step 4: Either choose a direct mail company to send your letters or buy the materials and send yourself.

Step 5: Find a service that allows you to skip trace the returned mailers. Most people do not have the capabilities to do so or are too lazy so theres a real opportunity in the returns if you can actually find the owner.

@Dave Williamson Yes your post is showing now. The property I had in mind is not a turnkey. Its a student rent near Atlanta University Center that currently has one tenant. 

Asking 60K Fully Rehabbed including a concrete slab in back for additional student parking.

Would you like to know more of would are you only interested in full turn key properties?
