I have a buyer in the process of a 1031 and his time is running out. He needs a rental property in 30060, 30062, 30064 asap.

@Melody Everett-Neddo I found the house while driving for dollars. Its located in a very popular area and is one of the only houses on the street that hasn't been torn down or rehabbed. There weren't any probate "issues" so to speak, more so the process just needed to be started and completed before the heirs could legally sell. The parents actually left a will that stated only two of the 12 children would inherit the house and a few cars. This was because those two heirs were the only people to help the parents as they got up in age. 

Initially I thought it would be very difficult to get all of the heirs to sign since they would not benefit from the sale. Surprisingly my attorney got it done pretty quickly with the help of the seller. There were tears and arguments amongst the heirs but we eventually got through it. We actually went to about 7 different houses around town to get the documents signed. It was quite the experience.

@James Wise so you would have found all 12 heirs to sign the listing agreement before the tax sale occurred? The situation was not typical. Also, since when did builders use the 70% rule? Have you ever built a house before? 

If you are going to repeat something, repeat it correctly. I said that the construction cost EXCEEDS 300k. The deal was for the land, not the house. 

I appreciate your input, but for someone with so much experience you are really showing the same type of false dreams and hope that some realtors feed sellers until its actually time to sell. If your goal was to get a listing agreement signed by all of the heirs before the tax sale and find a buyer willing to pay the taxes before the tax sale (5 days), you would have placed this family's entire estate at risk.
