My mother is the executor of my grandmothers estate. The only thing she left behind was a house. I am currently trying to buy this house. Does my mother have the power to sign and sell my grandmother's property since she is the executor or do I need the signatures of all the heirs? This is in Georgia. Please help

Personally I think its a waste of time. I think of an entrepreneur as someone who is smart enough to surround himself around people who are better at certain task than he is. I also think that most important life and business skills can be learned by googling, life experiences, and quick courses that are geared directly towards what you want to learn about. Why waste all of that time and money on a bunch of information you can get for free  online or a bunch of information you will never use in the real world. Our education system a failure as a whole and designed to make certain people a lot of money. Most people feel like its necessary because they have allowed society to define them. Don't allow society to define who you are or who you can be.

@Mike Watkins Mike I really think you are overthinking this one lol. It doesn't need to be super creative or anything like that, do a double closing and its as simple as that. As I stated in my earlier post, the attorney has no obligation or pressure to tell anybody how much you are making. Ive been at the closing table with the buyer and the seller during a double closing and no one knew what I made. I knew EVERYTHING, but it wasn't everyones business as to what was in it for me. As long as everyone gets what they want I don't see the big issue here. If you need a good attorney let me know.

@Carl Hall IMO Direct mail would be your best option at this point. Atlanta is a pretty tough market so I would work really hard on finding a list that not a lot of people have. The harder the list is to come by the better your chances of securing a deal. I would also supplement direct mail marketing with some network marketing. When I say network marketing I don't mean only meetings with other wholesalers or investors, but meetings with other types of people just to expand your network. Ive come to realize that most of population doesn't even know wholesalers or investors exist. The ones that do know we exist have a bad taste in their mouth so I would make sure people saw me as a savior instead of a leech. Long story short, since your marketing budget is small compared to the other players in this market you have to make up for that with a lot of network marketing.

speak to the attorney prior to closing and make the meeting with the seller and the buyer separate so they never see each other. Also notify he attorney that you want your piece of it to be kept confidential. The buyer doesn't recieve any info that will state how much you made, only what he bought it for. It's really very simple. As long as the buyer agrees to double close then everything should be a go. If the attorney wants to continue doing business with you it won't be a problem for him to not mention how much you are making during closing which would be abnormal in my opinion.

OK I have a couple of question:

 What is considered "marketing"? Is telling my buddy "joe" about a property I have under contract with every intention on purchasing for myself considered marketing? If he wants to purchase it from me and we double close, where is the illegal portion of this transaction?
