@Chris Bounds Do you think your low response rate with postcards would have improved if you send 1 bulk mailing out instead of smaller broken up list?

@Chris Bounds what made you choose typed letters and zip letters (the most expensive mail pieces)? 

Also, are you shying away from postcards from now on? 

Lastly, were the 5 deals large, small, or both?

I am asking because I am increasing my budget to 15k and I want to be sure Ive done as much research as possible first.

I currently send about 2k pieces of mail per month. 

Direct mail is my primary source of marketing. 

I plan to implement cold calling within the next two weeks.

I have recently closed on pretty descent sized deal. I would like to increase my total marketing budget amount to 15k for the span of 3-4 months. 

I am looking for suggestions from experienced marketers and investors as to how you would market with a 15k budget over the next 3-4 months.

I currently use ZOHO as my CRM. Lately I've been messing around with polio and its much easier to use. 

Does anyone mind sharing their polio app suite to lessen the learning curve?

@Troy Durrette Personally I prefer the GA REIA (non profit) of the Atlanta REIA (for-profit). But thats just my personal opinion from both experiences.

I'm 24. If I had 1 million, I would: 

1. Pay myself 100k for 1 year salary. 

2. Connect with @Jon Klaus or another experienced developer to invest, and learn the development side of business simultaneously. 

3. Take on another development project, most likely residential or multi family. 

4. With the proceeds from second development project, invest in a particular niche of commercial real estate that I will eventually dominate (already have one in mind). This niche will provide monthly cashflow and sustainability.
