@Akeem Ogle I am guessing that even though the lender is located in Florida they used a local appraiser. I would ask them why they came back with such a low number for starters. Next I would move on to the next lender. If at first you don't succeed, try and try again. Don't waste time harping on it because you could ultimately lose the deal. Hope this helps.

@Iman Moorman Better to find a buyer, then submit contracts to attorney for closing and escrow. Did you find an attorney yet?

@Steven Wertheim The best way IMO is to reach out to local realtors and wholesalers and let the know exactly what you are looking for. It also very important to follow up with them as they send you deals so that eventually they will only send you deals that are specific to your criteria. 

You can find these individuals as easily as doing a google search or checking craigslist to see who are promoting properties to investors. Let them know you are serious and that you have the means to close and I am sure you will find enough deals to satisfy your appetite.

@Account Closed Yes she has already been appointed by court and I spoke to attorney. He is going to help close on it. Thanks for your help!

@Account Closed So since there isn't a will and 5 heirs and with an executor in place, is it necessary for all heirs to sign purchase and sell agreement and do all heirs have to be at closing?

@Rob Beland when you say "sign off" is that literally signing off or just agreeing? Should she be able to sign as the executor or does every single heir need to sign?
