Age doesn't matter actually. 

I don't think tenants care about the yard or the garden but you could still try it. 

You should do more research on the location before making the decision.

For me, I'll just say I find a more qualified tenant for my house. 

Maybe you didn’t try a better way to display your properties. I used to put my properties on Internet. But it will cost time and energy. Now I found tellus which is a helpful app. It can help me to advertise my property on the internet.   

I don’t think it is a good idea to change your guidelines just in exchange for a little bit cash. You need to reconsider it.

It is also a way to prove the identification of your tenant. It is legal for you to do so. You need to check their identity, and they need to provide related documents to help you check their background. You can tell them if they don’t provide it, you will not sign a lease with them.
