It sounds too often. Raising rent within a reasonable range every year is feasible. I think most of your tenants can not accept it.

Just put down in the clause of lease: smoking is absolutely forbidden in the house and on the premise. If smoking behavior is found, eviction process will start.

Usually three days before eviction. You can go Directly or send her an email. Both the two ways are feasible.

No I will not accept tenants with pets. You know it will be a big potential trouble in the future. Damage to the furniture, smell that can not e removed, noise disturbing your neighbor… If I were you, I will not accept tenants with dogs to refuse these problems.

I use online platform to manage rent collection. My tenants pay me through it and then the app can track ledger of all my properties and generate reports. When I want to search something of my property and rent payment, I just open the app to check that. Really convenient! Time to enjoy the technology!

I use Tellus for rent collection of my properties. My tenants pay me on time and I always choose block partial payment so partial payment never be an issue for me. The app will send them reminders and also automatically charge late fees. I've got no issues when using the app so far. 

Raising rent every year within a reasonable range is feasible. It is impossible that your rent keep no change in such a long time.

The reason for her late pay? I suggest you try an automatic payment if she doesn’t mean to pay late. 

@Jackie Hung I'm using Tellus for my rent payment now. It's designed for rental property, so it has all the great features we need for rent. Obviously, rent is charged automatically and always sent reminders to my tenants when payment day is coming. There's no transaction limit and also I could record everything on the app, such as my leases, rent roll, expenses and incomes and other financial reports. 

You definitely need to look for a lawyer for the case. Your situation seems tough and do not try to address it yourself.
