Go through and check your lease carefully, I think most of the leases will contain a clause that tenants can not make changes on property. Just continue the eviction process.

What a tough situation. You seem to have done everything you can do to address the problem. If the owner still won’t address the problem, is he breaking the laws? You can check with the laws in your state.

I'm also confused about this and want to hear more answers. 

I had an interesting story about it. I posted a picture of my property on ins and someone just commented that he found it suitable for him and he was looking for a house. I invited him to see the house and signed the lease very soon. You can try this way also.

Try your best to save the evidence about it, like recording, messages or other ways. Collect the evidence and give it to your lawyer for help.

They are still in, so you need to keep the deposit. Until next time they move out, you can return the deposit.

I think you can ask her do you feed any animals? You need to get an answer about whether she is lying or not. If you prohibit animals, you can tell her any animals is refused in the house and can she accept. Or you can just negotiate with her and charge a high deposit if you still are interested in her.

You don’t have to bother about it. Don’t answer her questions anymore. You can directly tell her pay two months rent and moving out. It is her choice.

They have been living in your house for such a long time. Carpet is dirty due to their usage. You don’t have to clean the carpet. They are not just moving in.
