I travelled to Puerto Rico and lived in an airbnb, I like their airbnb style and all the other properties. Their place seems to be a good vacation real estate investment. 

Two months? A little bit long for lodge. You can ask for extra rent for it. And it is a tough task, coz usually more tenants will bring more positivity of damage to your property. Maybe also sign a short-term contract with them?

I don’t think you do it. Actually there is no need to for tenants to help you clean carpet completely after they moving out.

Agree with @Kevin Martin

I think for rental investment out of state, it would be better if you can hire a property manager to handle tasks for you and be the first contact of your future tenants.

Good to hear this! 

I agree with decreasing the rent. 

I think the biggest reason is the price problem, because many landlords don't think it's worth spending a lot of money.

I've read a lot about BRRRR on BP and I guess you could also search that on BP.
