@Amy Xu In my experience, according to your state law, find a bank account that is valid for the company, and then provide the bank account with the copy of your judgment to the bank in order to receive funds in this account.

If you want to find out which bank the company is doing business with, one of the more common methods is to see which bank will cash your check to the company. However, you may need certain permissions to seek help from the court.

@Kevin Ha You have the right to decline tenants with pets of course. This is your property. Putting the clause of declining pets may decrease the candidates number. But will protect your appliances from damage at the same time. Or you can charge a guarantee fee and put it down in the lease. You have the right to do it.

@Andrew Perkins I agree with the above. These two are not qualified enough. They haven't been working for a long time as for their current job. This is a not sure deciding factor. Try find another more qualified candidate as your property is a great one. 

@Jay Chen No, strongly advise you don't write it. Ensure the lifecycle of appliance is not your responsibility. There's huge possibility that you will get trouble if you write a guarantee letter for her. Ask her to buy for a longer time guarantee for her appliances.

@Alba Alamillo How about the tenants? Do you know them? If they are nice and meet your criteria, why you will get rid of them? Why don't you keep them?

@Michael Ealy I think I am the one who combines several if the factors you mentioned. I'm not the rich person who can face failure peacefully. It is vital for me to investigate and finally make a decision. I try hard to avoid risk although I know it is possible. For me, I hope I can get professional advice from others before paying the bill.

@Xiaomei Song The situation seems a bit tough. Find a lawyer to give you some professional and targeted advice. Your tenant also has behaviors which broke your contract. 

@Mark Page When you have the idea of trying investment, it will never be too late. But to be honest, you need to be prepared that you cannot earn the same for investment compared with your income in a short time. All the investment are risky, be serious when you make decision. 

@Curtis Maag Have you put down related terms in your lease? Check it and do as what lease says. But I'm afraid you will get nothing from tenants. There is a huge possibility that your tenant cannot afford the rent. And the fee of hiring a lawyer is much higher than how much you can get.
