I don’t accept tenant with a pet. This is not only because pets sometimes will damage the furniture. What’s worse is the smell. It is not easy to get rid off the smell. But you can charge a pet deposit if you want to accept them.

The moment you signed the lease, both of you have the responsibility to follow the rules. I think you can keep the deposit and ask your tenant to pay for rent until there is a new tenant.

Tell her directly you will start the eviction process. What you are doing is totally reasonable. She did not pay rent and you start eviction process. There is no need to give her extra time.

There are two situations: first, there is not only one bee in the yard, that means it do exist a nest. Then what you need to do is to call professional people to get rid of it. But if there is only one bee, or it occurs just by accident. It’s just a fortuity. It’s your responsibility.

Sorry to hear such a terrible situation. Yes, start eviction process is a correct choice. Negotiate with him about eviction. Coz it seems your tenant is hard to communicate with. Maybe you can give up some of your rights to exchange for successful eviction, like giving up the compensation from him?

@Juneau DahlThis should be done by you. Long-term tenants I usually repaint once in 5-7 years. Your tenant time is long enough, and it is for objective reasons. Good luck.

It was an exciting post that gave me a new understanding. I never thought about blessing a swimming pool in the past, although I knew it was a good idea, I never take it into action. Thank you very much for your advice.

@Account Closed Being a landlord means always facing situations when it's hard to make decisions. You have to bear in mind that it is not you who have to make the decision under such circumstances, In this case it's better let the judge rule this out.

@Morgan Biggerstaff  Say your thoughts directly. At the same time you can publish your property through other platforms, it is more real thing for your tenants.
