So bummed I missed 2 real estate events today and the LA meeting was 1 of them, so please share the feedback from today for those who attended.

I have taught my wholesalers before you ever send us a property here is what we need.

1) a CMA if you can't yet afford an appraisal I need 5 actives, 5 listed and 5 sold. Now I tell them it has to be apples to apples not apples to prunes.

2) We need a true General Contractor's estimate of repairs not Bob down the street who works full time and does construction part time on the weekends.

3) We tell them to take a video at the property while the contractor is there explaining what ideas or complications need to be resolved.

Now once we get that we can make an informed decision within a few hours. We aren't jerks but at the same time we politely remind them of the protocol, and if there is attitude or other slide remarks, we remind them there are other buyers in So Cal who may take it off your hands without jumping through the hoops we have them go through. To me this is true wholesaling as this is how I was taught in the esrly 2000's.

There are too many people who don't know what the house even looks like or worse than that they are daisy chaining the thing.. Stop the madness and learn how to be an effective wholesaler, and watch your business grow!!

Glenda welcome to BP!!

This is just my opinion but first learn wholesaling and get deals under your belt before doing fix n flips. I lost just about everything on my 1st fix n flip because I didn't know my ARV, and did a horrible job on estimating.

Wholesaling you will get good at knowing your market place ARV, and will have lots of practice knowing your numbers.

I have used Propery Radar for years and use it to cross reference our probate leads. Great platform to find cash buyers( 3rd party is the brown tab) at auctions, short sale listings came from there, NOD's, and we have started targeting NOD's for our Subject 2 transactions.

That appears to be a lot of money for a 2800sq ft lot, but maybe I'm not familiar with lots up there.

Anyways feel free to add me to your buyers list for larger lots you come across, that are more south coming closer to Santa Monica area. Thank you

great post as I just started to use it( or I should say I downloaded it) as another investor friend showed me how it automated his entire business. I just haven't taken the time to learn it yet.
