1st off you and I might be able to work together as I'm in Lakewood near Long Beach. I will add you to my database.

OK here is a thought I was thinking about, you can email your local realtors, and introduce yourself to them, as someone who can help build the Realtors database, because you have access to wholesale deals, and might need a realtor to sell a property at a retail level. Or you can let realtors know you have a wholesale deal, and wanted to know if they work with investors who are buying properties at wholesale.
I truly find the internet might be your best bet though(Craiglist)
Ask yourself how can you help that realtor, and the law of reciprocity should take over.

Chevis, OK here is what you need to do sign up online for a company called http://www.octitle.com/ this is a free service. I also want you to try this, call another title company, and tell them your a real estate investor new to the area, and you will be closing 1 deal every other month, and you want to establish a relationship with a title rep for title insurance. Now you should be able to interview multiple reps who may now want your business. Chevis, your attitude is if you can't help me I will find someone who can. I will see what I can do for you by talking to my title rep, and see if she can set you up in Carolina( or she may have an associate there, who can)

Thank you everyone I feel so welcomed here.. Charles no I'm not a Colts fan. I'm a Giants fan... I like Indianapolis as it still has some old traditional values for the most part. Rents are fairly strong, and there is the east coast flavor that I miss(from New York many many years ago) I wanted to invest out of state, and I finally did it after 10 months of research in that area( I think the real reason was because I was scared...hahaha) truth be told.. I finally put togther a nice team in the area, and now want to help other people buy out there.
Chevis, hook up with a title company to get daily leads delivered right to your email... I look forward to becoming more active on this site.... Take care everyone, and welcome to all the new people as well..

Hi Scott,
I'm in the same situation as Robin:

The property is in Indianapolis, Marion County, Indiana. as well

The property I bought was a VA foreclosure with a purchase price of about $16k. The rehab costs would be approx 17,000K. A single family property in an area that I is sought after both by buyers and renters, which is near Butler University. The work would be carried out by reputable local contractors and would be project managed by an experienced rehabber/realtor. The property will be rented out. The home is free and clear.
I would like the term to be for one year, with NO prepayment penalty. I have been orginating loans in California for 9 years, so I know how hard money works... I'm just trying to find a true hard money lender who will base it off the equity. A very conserative ARV will be approx 70,000. I do believe it will be higher though.

In 2007 I started to sell residential REO property for an asset manger. I also just starting investing in Indianapolis, and excited about the amazing deals that are there...

I just closed on a very nice property in Marion County very close to Butler University. I was going to sell it as I had some financial set backs. I think if I can find a hard money lender for the rehab I will keep it, but if I can't I will be in your shoes Kevin. Call Daniel(above posting) I spoke to him a few days ago, he is very helpful.
