I have found that probates are the most motivated seller leads out in the market place, and we run across properties like this all the time. Does this type of property scare you? It shouldn't as money is to be made on homes likes this every day. This property was not even close to the horrific home we recently saw in Irvine, California. If your picking up properties at 60-70% of ARV WHO CARES WHAT IT LOOKS LIKE!!!!!

Thanks for the question at least for me I have a lot of the same buyers and know how I operate. Here is an example you might say Mr/ Mrs buyer I have done all the due diligence all my numbers are accurate, and once you do your own due diligence you will see that my numbers are correct, and once you put up the EMD you will also place into escrow my wholesale fee, and the reason I (you) do this is because of this great deal I know you will close on this, and I will get paid out so that I can go find you another deal, does that sound good to you?( as your nodding your head saying yes)

If they are a true buyer they will not have any issues doing this at least from my prospective, nor have I ever had a buyer back out, but I have been at this since 2008.

I was tired of waiting until the close of escrow, and a friend taught me a couple of years ago, how to get our wholesale within 72 hours. So the buyer actually puts up the EMD, and at the same time puts the wholesale fee into escrow... Thank you no more waiting 21-45 days for escrow to close.

Eric, Welcome to BP!! It's a great web site. I feel like I'm actually new as well even though it's been a number of years being off I just got back on tonight, and Wow a lot has changed. Other than internet leads( waste of time) in my opinion. I have found many leads from my title company. I have my search set for people in default more than 3 months. I would highly advise talking to a title rep. If you don't have one call up companies and let them know your an investor, and are looking to partner with a local title company.

1st off I would have to agree with Mr. Investor. In my humble opinion find your own buyers through bandit signs, ads, and the internet. Craigslist is amazing for your real estate business. I have heard great things about the company you mentioned though... i hope that helps..

You pose a great question, and I wanted to give you my thoughts. I'm a licensed CA Realtor, and have been for a few years now. Ethics are a big deal for Realtors here in California, for instance we( Realtors) can't be involved in a subject 2 deal, as this would jeopardize our code of ethics. I sell Real Estate as my 8-5 job, and my investor hat is played after that time, and I try to obtain deals as an investor not a Realtor. There is a lot of red tape for Realtors to try and use their license for investing. I love my real estate license becuase it provides a nice paycheck when selling homes, or closing loans but at times I feel it is not allowing me to have real wealth from an investor standpoint... If I had to do it over I might not get the license.... I hope that helps you out, or it may have confused you more....hahahaha
