I understand that it is not an easy task for PMs to deal with owners.  Sadly the owners could be issue and unfortunately the PM takes the blame.  I know if I was a PM and one of my properties was in disarray I'd drop that client immediately.  It's giving the PM a bad name and as I search I know that i most likely will be hesitant on viewing a property that has another listing.

I've been on the hunt for a rental property in Manatee county, including Bradenton, and the best Managed properties I've noticed were from OakLeaf Properties. I have no interest in any PMs, I manage my own but I'm looking for a short term rental for myself.

Wow.. the easiest way to find a property manager, go visit the properties they "Manage"..  My wife and I have been searching for a rental for us to live in this past month and wow, I can't believe the condition of some of these houses.. Not sure if it's the property manager or possibly the owners fault but how can you have a rental property listed and as soon as you walk thru the door...boom "Pet Urine".. disgusting.  I manage my own property but I know when I own enough rentals that I'll need a manager, I'm going to go check out their properties, that's how I'll decide who my manager will be..   What a shame that these houses we are visiting are in the condition they are in..  we've ran into houses with no power (it's 95 degrees and humid in Florida, you need A/C).. houses with urine stains and smells.  Houses with  pools with algae growing... gross...  Again, maybe the owners of these properties make these decisions but I'd be pissed off if I had a property manager and they didn't tell me that the power was off.!!!...

Ami Sapir firstly good luck, you've changed your way of thinking and now it's time to put that knowledge into action. If it makes you feel better I am in a similar situation.. I've been changing my spending habits and the hardest challenge that I have is getting my wife on board!! It's not easy especially when you are used to living beyond your means, the American Dream??!! I'm taking advantage of the appreciation of my home. We purchased this home 3 years ago for $245k and pretty much it's a live in flip. It was intended not to be but we need to do it. I have $85k of debt!! Credit Cards and Personal Loans.. I'm about to erase all that by selling my primary residence. We just accepted an offer yesterday for $400k and we are downsizing. Going to pay everything off and basically live in a rental and wait for the market to offer us another short sale or foreclosure opportunity. Btw it doesn't matter what you make it's what you spend.. I'm over trying to keep up with the Jones'. I'm taking my $115k salary and living like I make $40k.. I have a rental property currently and going to pursue the buy and hold long term strategy.. my CC/Loan payments are $2300month currently. With the knowledge I've gained by BP and several of the usual books, including "set for life" by Scott Trench, I'm taking that amount each month going forward and investing, not spending, on a new car like in the past Basically.. good luck your going to do it!! You've changed your habits now it's time to bust your but and chip away at it. Do t get discouraged or cave in. Best of luck to you!!

very cool area.  Southsideh of St Petersburg is still an area that you can find some deals in.  I Drive they that area weekly, I'm in the Wine and Spirits industry, so I'm always checking out new areas.  Sorry I can not be of much assistance with what your looking for but if you need any "boots" to go look around lmk.  I'm 1 home sale away from building my Portfolio.  Good luck
