Following.. I love the Ybor area. It’s rough and dirty but the architecture and history (and soon to be TB Rays stadium?) give it the potential for a great area. However we in the Tampa area have been saying this for years! I had dinner at The Columbia yesterday and walked the streets with the family.. I hope to see this area turn around soon.. I know not much of the input you were looking for but I’m following the discussion to see what others may chime in with.

Paoola Sefair I had a septic tank in my last primary. Here are some key points: Utility Bill is about 1/3 the cost because, at least here in Manatee county, sewage is the bulk of the bill. The tank needs to be pumped, depending on usage (number of bathrooms), about every 4-5 years, cost is about $200-250. factor that into your expenses because renters won’t do that. Root intrusion can be an issue if you have some old Oaks near the drain field. Impact to city is an option but for a rental, depending on your cash flow of course, probably will take you many many years to recoup. If a potential property has one, definitely have it inspected, checking for damage and cracks in the tank. If in good shape they last for many years. As long as the tenant don’t wash down their grease everyday ( no guarantees) and you pump and inspect every 4/5 years my opinion is I like them. Plus the grass is always green!!!

Welcome Felipe Oliveira to the community! Smart move! My wife’s a realtor so I have that advantage of digging get into the MLS every day.. I currently have my former primary as a rental and on the hunt daily. My focus is small multi family as I build up my reserves. I’m not very active with meet ups but I drive the state for my day job so I’m always on the hunt!

I can not find a tech problem link on the app or site. Is anyone else having issues when searching the marketplace with IPhone? When I click some of the posts the app shuts down and then I have to reopen it. I’m a basic meme bet and I have a feeling that I may be clicking links that only pro members can see. Anyway if someone can send me an email address or forum to go to to post and hopefully resolve this I’d appreciate it. Tia

For everyone else check this out in your state.  Many states offer something similar.

Is in the IB Program and we’ve been told he can’t dial enroll, however he’s a 4.0 and is crushing it with extra clubs every day after school.  He’ll probably pursue business major with music minor.  After college he can join an orchestra or teach while driving his Real Estate forward as he wants his RE license when he turns 18.  Sorry again Noah for jacking your thread!   Have a killer Friday everyone!

Congratulations on knowledge alone Noah! My son is very much like you. He’s a sophomore at Southeast and his mindset is Real Estate Investing!! I could go on and on about where he wants to go with this, but this is your post! Good luck on your journey! My wife is a realtor so our son is constantly looking over her shoulder.. plus driving in the car my son and I are usually listening to the BP Podcast! I love it!
Thanks everyone. This is why I asked the experts of BP. No hidden issues, all legit! I haven’t applied for a loan because my wife and I were going to take a short break from ownership since we banked nicely on our last live in Flip, but we’re ready to go again! I used the proceeds of our last sale to pay off everything!!.. Plan is another house hack. With an FHA I plan on minimal down and then utilize my funds to rehab. Then 2 years later, sell.. repeat. Utilizing those proceeds to buy rental properties.

Good Afternoon.. I've been reading up a lot about FHA loans and have come close to answering this question.

How long do I have to wait to get accepted for an FHA loan after I have sold my primary home. I had a conventional loan previously and sold that home in October of 2016. I've seen many different answers to my question and before I start calling brokers can someone give me a clear answer?

My credit is 860 and my DTI is minimal and I've been renting for about 4 months and want to get into another home but don't have the down payment currently for a conventional.

Can I qualify for FHA now?
