Thanks for the info. My score is 810 with no debt.  I’m going to continue shopping around.  I used to flip in FL before I moved out and looking to get back into it so this product seemed pretty ideal since interest only for the first 10 years.  I’m not looking to use it for long term investments.   Up front fees of about $8k seemed worth the investment to have access to $200k at my fingertips.

Thank you. Seems like everyone I speak t a new lender the terms get better!   It’s certainly worth shopping around.

I was just approved for $235k on my primary home and I have no personal debt. Terms are 9.5% fixed 10 year, Interst only with 20 year ARM. Fess about $8k. Is this worth it? I want to have the funds available to deploy when I find a deal. Thoughts?

I’m one of them @Taylor L..  I’m under contract for a house in Moseley..  sold my primary in Florida that wasn’t even on the market and closing on a rental in Florida next week.   Crazy..  just not enough inventory in the Burbs.   

if the buyer can provide a proof of funds letter than go to closing.  Who cares how they pay.   Sounds to me like this buyer has multiple offers out there which is what I went thru with a rental property I’m selling.   I’m also in contract to purchase a home in Moseley and thankfully this is off market because there are upwards to 20 offers per house.   Sorry your going thru this whichever part of the equation you are..  my wife deals with uncooperative agents all the time (she’s an agent).    If they can’t provide lending confirmation by tomorrrow then terminate the contract.

I’d ask your circle of friends and family first.   Because your post is vague on what your plans are for the property you may not get the answers you seek.  

Is it a flip?   Primary?  Buy and hold?   Do you have credit to get a loan?   Hard money?
