I wonder if the Billboard comes with the land?? Location of unit in question is on the edge of many factors. I prefer the Northside of Busch Gardens near the University. My friend owns a restaurant/bar 1 block east of this unit and pulls from many different demos, so very diverse. Cleaned up, I like your Condo conversion thinking. Good luck.. I was just past there yesterday.. lmk if I can assist with Boots on the Ground. I’ll be in that area again on Wednesday this week.

Steve Vaughan haha. “Til Death”!! That was great. Ty I too refi’d my primary, now rental, during the HARP days. I love the 15 because, although the cash flow isn’t as good the fact that over $1100 a month is paying down the principal. My opinion is if the 15yr payment works in the numbers, do it.. but you definitely have more options in the future with a 30 yr in case your strategy changes. Good luck!

There's 3 types of Termites in Florida 1: termites you used to have 2: termites you currently have 3: termites your going to have I personally just dealt with this on my home I have for sale. During the inspection period it was discovered, subterranean termites.. treated and repaired. Good news is I have a a barrier around the house with a 5 yr warranty. Since dealing with this personally I'm hesitant on purchasing any frame homes for my rental portfolio. If I do, I will factor in Termite treatment contracts Florida weather is an incubator as you know.. everything and anything grows, bugs and mold are everywhere... it's the trade off for beautiful weather and beaches!

Joe Garvin sounds like the buyers could have cold feet, with understanding.. I'm scheduled to close on the 29th and we're still a go, inspection was yesterday and appraisal scheduled for Tuesday. I'm just north of Sarasota, looking like we're going to have Cat4 winds,, I'm just praying my house doesn't get damaged.. Prayers for all of us here in FLA!! This one is going to hurt..

I'm still a go for a closing on the 29th. Inspection was today and not a mention of Irma. Inspector was a robot!!

I'm cutting shutters and installing tomorrow.  outsid elf that, not much more I can do.  I sent them a list of "todos and do nots".  I live 5 miles away so I'll be checking in after the storm

Run!! I would never purchase a home with Sinkhole findings. With all the drilling that Mosaic had been doing in the middle of the state and breaking into the aquifers... we are set up for more sinkholes. Just my opinion but I would never buy something that had a history of it.

Don't take this lightly. This is the largest storm in recorded history coming out of the Atlantic. I'm 10 miles inland but off of the manatee river, I'm taking all precaution. Yes this will be more if a wind event but when there's hurricane Bands, there are Tornados. A tornado is a like a can opener to the roof and then rain comes in. I'm boarding up my rental tomorrow and then my home afterwards. If this was like Harvey, thankfully it's not, St Pete and Clearwater would be underwater. Sadly we just don't know when it's going to turn.. I'm praying for all my friends in the keys and Miami.. Naples too. Right now it's looking like south Florida and then into the Gulf which is a whole new batch of Problems..
