still a Newb and research constantly, of course thank you BP..

My realtor sends me MLS alerts, great asset btw if you aren't aware that a good realtor will do this for you. My concern early on was whenever I saw "investor alert" or "landlords welcome", I passed by quickly thinking this is just a scam... But as I get more involved and listen to more of the PodCasts (about 30 in so far) I'm thinking these are wholesalers selling. I guess my mindset was that these were sellers looking to unload a problem property. And thought "why would somebody just give away an investment"...

Of course doing my due diligence with ARV, and what they list as potential rent and rehab costs is a given...

Just wanted to know if these types of listings are legit or was I right with my gut feeling?

Happy 30th BTW, old man!

I just wanted to share this story and thank BPs Joshua Dorkin and Brandon Turner for hosting their awesome PodCast and of course Brandon for starting up BP.

I'm a new investor with 1 rental (originally my primary residence, turned rental) and my current house hack that we bought on Short Sale.  Since joining BP and devoting my "wasted Facebook/YouTube trolling time" to now BP and anything real estate, my son has been lurking over my soldiers and asking questions.  He is a very intelligent 13yr old with an I.Q. of 139, so I knew if I started explaining the basics that he would understand.  Although, he has no interest in helping my wife and I rehab our house, he does understand economics and being successful in his adult life.  

We just returned from a long road trip vacation together, and I thought, why not have him read "Rich Dad, Poor Dad"...  GAME CHANGER!!!..   He is all in and gets it.  He said that when he graduates high school he wants to get into real estate when he starts college.  We drove around FSU campus, while visiting the Tallahassee Capital building, and he pointed out that owning dorms/apartments in the area could be a great opportunity.  Needless to say, I'm practically crying inside with joy.. kind of like when he conducted his first song in orchestra or received his report card and he was Platinum Honors in his class..  sorry to brag but MY KID IS AWESOME...  only reason I say this is because I was a "C" student at best!!...   

On our way home he downloaded the game on my IPad and was teaching my 8 year old daughter about stocks, assets, liabilities and all things "Rich Dad"..   my wife and I were laughing to each other in the front..  I said "I created an Alex P. Keaton"..sorry for the younger members who don't know who that is

Again, I just wanted to say thank you for changing my outlook on retirement and life, but also helping me teach my kids about true economics.

@Melissa Searing I agree with @Account Closed, with a chuckle as well....

If your rehabbing all the major issues you'll see, However, I'd recommend seperate inspections on the hidden items..

I'm house hacking my second home, i bought on short sale a year ago.   Hoarders were living in it, so after looking past the fact that the previous owners probably haven't cleaned in 5 years I still had to get some things checked out.

The home was built in 1997 so I wasn't concerned about structural issues but mor of preventive items like plumbing.   The septic tank...  Without getting graphic, let's just say "shitter was full"..   Free inspection and a pumping saved me some future issues.

Good luck on the new venture.   I'm full time employed but when I'm not traveling, I'm driving for dollars.  I'm building up my savings and looking for my second investment.  I have a rental here in Parrish.

I've been looking a lot at duplexes in Bradenton, but prices seem pretty inflated right now.   my realtor is sending me listings everyday, just waiting for the jewel to shine..

I haven't been to any meet ups since I travel during the week, perhaps we'll cross paths soon

@Michael Olesky.. You said it.. Study your FEMA maps if your coming to Florida. My residence is 24' above sea level and I pay flood insurance.. Besides that they are constantly refining the maps so if your near a flood zone inland today, expect to be in it soon.

note too, if you're not a resident expect a higher premium then what maybe listing.  Make sure and get an accurate quote..
