Although I only have one rental unit. The day my renters moved in I decided to replace all the appliances which ran me $2000. Then I called my AC guy and he said I probably won't make it through the summer.   I'm just waiting for the call....    

On the positive note my tenants are in for minimum 6 years...   Thanks to being zoned in an A school district.  Feeling your pain.

Good luck and welcome. I've always found historic areas of at Armand's very intriguing but could be some issues when you start peeling off some layers.

welcome @jonathan drago , I've been on here for a couple of months now.  I live down in Manatee County...  Constantly on the search for some Multifamily ..    I travel a lot for my current job and working this part time..   A lot of saddle time in the car is enjoyed by the PodCast...  Make sure to sign up..  A lot of info on every episode, Josh and Brandon do an awesome job with their interviews.

anybody in the Tampa / Sarasota area have a Thermal camera that I can rent for a day?  I think I have a hidden AC duct in my Bedroom..    

 Not in the position to buy right now, although would be a great investment in the future.

Situation.   There is a beautiful, well originally going to be, neighborhood that was built out and has model homes built in a community.   His community went bankrupt and there's a lot for sale in the community.  If/when somebody buys the community I'm thinking this lot may become desirable to a builder?   I looked on the tax records and it shows about $500 CDD fee for the original owners of the association.

My question is, if they went bankrupt am I obligated to pay this fee?  or any recommendations on steps to take?   I called the county tax office and they couldn't help me..

@Mel K.  good luck.   I live in Parrish and I'm renovating a short sale that my wife and I live in.  We rented out our other home..  I'm employed full time as a wine importer but looking to start flipping or buy and hold..   I'm a weekend warrior and pretty much able to build or fix anything...  Let me know if my skills, although I'm not a contractor, can be of any service..   I guess my first goal is a small fix and flip since I'll be doing it myself on nights and weekends

New to the forum..  Purchased a short sale gem from some hoarders and my wife and I gutted it and we've been rehabbing it since moving in, in September 2014.  Tried to sell my original home but decided renting made more sense.   Since renting my home I've got the itch to get more.   I'm a weekend warrior able to pretty much build, fix or rehab anything... Plus my wife is able to paint and faux so together I think we could make a great team..we both work full time but my schedule is flexible because I mainly work from home as a wine importer and my wife works in the school system, so she has summers off.

Looking to learn how to find investors that will work with me because my rental history is only a coke months and I have 2 mortgages currently.  

Looking forward to networking in the Florida market
