Welcome to BP, @Terry Zannella. I, too, am AD AF and currently stationed south of you in Fargo! However, different from your plan, I am looking to retire when I reach my 20-year mark in 3 years. That's pretty awesome you already built your team. I'm just getting started and am part of a Real Estate Investor meet-up group here in Fargo. It's led by 2 RE "rookies" who have been in the RE game for about 15+ months, but have done about 25 deals. The meet-ups are usually the first Monday of each month, but the next one is July 10th. You can look up the meet-up on Facebook -- Fargo Moorhead Real Estate Investing Meetup Group or meetup.com. Also, there's a meet-up group in the Grand Forks area led by Glenn that you can find on meetup.com, too.

Hit me up if you're ever in Fargo; it'd be nice to talk real estate over coffee/lunch to another AD AF member!

@Brent Coombs @Alexander Zurn or anyone else who wants to chime in...what if you borrow the money from friends/family 3-6 months ahead of applying for the loan? Would the lenders think it's your own money and/or ask how you were able to get $5-$20K in your account suddenly? I remember for my personal home mortgage 10+ years ago my dad gave me some money and the lender requested that he sign a memo stating I wouldn't have to pay him back the money he gave me.

In addition to what Chris said, military personnel can get in serious trouble for not keeping up with their finances (i.e. rent). If the tenant does not pay rent, you can contact the detachment/battalion and talk to the first sergeant. Of course, the military member would not want that negative light shined on them, especially as a recruiter who are held to a higher standard. And if you weren't aware, military members are always paid on the first and fifteenth of the month!

It's great reading these stories of folks using NMD strategies and OPM to finance deals! I'm hoping to find a deal like some of these stories. Anyone else want to share their story??

Anyone else care to share their cash flow on a property bought from Memphis Invest? Or share your experience with getting set-up with them or their property management?

You can buy every combination of numbers for ONLY about $585M. Hopefully no one else wins if you did that strategy so you can have 100% ROI. Lol.

Welcome to the BP Fam! It's great to see you're interested in RE investing at your age and early in your AF career. I'm active duty AF as well and I wish I would have started at your age. I suggest smartly using your VA entitlement by buying a duplex or 4-plex property if that's the route you want to take. @Elizabeth Cosgrove talks about using your VA entitlement on BP podcast 103.
