North Dakota Investor looking into into Phoenix AZ
Hey Everyone I'm Terry Zannella, originally from Orange County, Ca. I left a little over 18 years ago to join the world's greatest Air Force. I'm still on Active Duty, enjoy it a lot, and don't plan on retiring anytime soon. Married with 2 kids.
My real estate goal is to create $100k in annual passive income. My plan to get there is to purchase SFR's in Phoenix AZ that produce a positive cash flow to hold for the long term.
Eventually I will refinance or sell out of the properties once I have approx $550k in equity (from debt pay down, appreciation and or new purchases). Then I will purchase 1 large apartment complex with approx 20% ROI netting me the $100k/yr passive income.
So, why Phoenix AZ? Great question.
I previously lived in Phoenix AZ, have friends and family there now, am very familiar with the valley, and believe it has great growth prospects like most major cities over the long term.
My experience consists of reading/listening to nearly every Rich Dad book/audio course, as well as reading many other Real Estate books by different authors, attending REI and Cashflow clubs in Phoenix, and a few seminars. I also purchased a few pieces of land through a tax deed sale, using profits to purchase a 4-plex I held for a couple years. Then like any young man I got greedy, sold the 4-plex and wasted most of the profits. After several years stationed overseas I'm back and ready/mature enough to focus on building my portfolio.
I currently have a team consisting of 2 good realtors, 2 lenders, a contractor, property manager and an accountant.
I am actively seeking my first buy and hold/positive cashflow/SFR, focusing in N. Phoenix, N. Glendale, N. Peoria, Goodyear, Avondale and Chandler.
