I haven't rehabbed anything (yet), but one advice that stuck with me from listening to one of the BP podcasts was to look for materials/fixtures that you would use on all your rehabs. That way you won't be stuck with some extra paint and/or fixtures that would only look good at the previous house. The BP podcast guest (sorry...can't remember who it was...it was around show 50-60 I think) said he uses the same materials for all his rehabs. Same light fixtures, same paint, same towel/toilet paper holders, same carpet/flooring, etc. Good luck!

Sorry to hear about that. How did it go?

Awesome! Thanks for sharing your story. House looks great!

That's a pretty creative way to come up with some funds. Thanks for sharing this!

@Bill Gulley - Too late for that. My first born is a girl and I know that my daughter would hate me for life naming her after my dad...even if I were to try to change the name to sound more feminine. Lol.

Hello, BP fam! I don't have money, but my dad does. However, once he sells his small business he plans on moving out of the country and will use his money to build a house there. I'm not sure what his timeline is, but I'd like my timeline to be now. I want to get into flipping and have been actively reading The Book on Flipping Houses by @J Scott, which has been great thusfar! I'm thinking a 50/50 split because I would handle everything since he lives a few states away.

So, if I find that "good deal," what is the best way to show him it's worth his money? What would be a back-up plan that I can show him? Would I be able to finance through a bank or lender (such as a home equity loan) if I fail to get his money back?

That's awesome! There's no better feeling than when you put smiles on people's faces.  = )

@Clay Smith - thanks for the breakdown!

@Don Crandell - scope out the close competition. I like it!

@Colleen F. - thanks for your advice!

Again...THANK YOU to EVERYONE here on BP!! YOU ALL ARE AWESOME!!!!

@Steve Babiak  - thanks for the good insight!

@James Wise - I think that's what I'll do. Thanks!

@Dawn Anastasi - thanks!

@Ursula B. - are you in VA Beach? I was born and raised there! Did you end up closing on that property?

Sorry for the late reply everyone! I'm finally "settled" in my new location.

@Kirk R.  - true story. lol.

@John Thedford - I don't believe it'll bring extra income. I'm just trying to avoid it sitting vacant for a long time.

@Bill Gulley - good point. thanks!
