Phil Pustejovsky did come out with a new book this month titled, "Real Estate Investing Gone Bad." It contains 21 true stories of what NOT to do when investing in real estate and flipping houses. I've only read 4 stories thus far and it does have some good lessons on there. It's free if you have kindle unlimited and 99 cents on Amazon. Of course the book plugged in his Freedom Mentor apprentice program, so that's what made me research here on BiggerPockets!

"Make a list of everyone you know. Tell them you are looking for referrals of people that may want to invest in real estate for above average returns. Describe your plan and ask them if they know anyone that has money to invest, retirement to invest, home equity they can access to invest, etc. Help them to understand what you are looking for. Tell them you will pay them a 1% Finders Fee on however much the person invests as a one time fee. This is how we got started, we asked for referrals and in the process, the same people we mailed to became some of our first investors. Taking this side door approach to find investors to back you has proven to be very successful."

wrong sq ft  is common and sometimes like in this case it can help other times if its smaller than you thought it can hurt.

I find there are 3 really good week to bid at public auctions..   Week of Thanksgiving

Week of Christmas and Week of New Years.. the regulars many times take that time off and your left with less competition

 That's some really good advice. I'll have to remember and be prepared for that next year. Thanks!!
