Hello everyone! I have been considering adding a skill to my arsenal: SALES, to help fund my Real Estate investing. Does anyone have suggestions on Best Sales Course and, or books? Thanks in advance.

Welcome to Eau Claire. I'm R.E Investor as well and also do Drywalling for 30 years. I think 4plex or 3 or 2 unit is great way to go. Hopefully you have good credit and also some cash reserve, just in case.

are you talking 35 sheets of 4x8 drywall?

Most of us drywallers like 4x12 sheets if can get that length into the building &

4x14's are better yet.


Drywall 101: Minimize joints (probably one of the #1 rules, if not THE #1 rule, as far as us tapers are concerned. If i have more joints than necessary, i charge the customer for it. So proper length panels save my customers money.

When I haul drywall, which is hardly ever, because i would just hire someone to haul it, I put 2x4's under the rock and let it hang over my tailgate...that way i can haul 4x12's without breaking them.

And yes, it helps if it ain't raining, but there's always plastic.

Minivans are sweet for keeping the mud and paint warm though.

Congrats on your success and thanks for the insights. I've been drywalling for 30 years now and have worked on many spec homes. Some have been around 300-400k, but yours looks a bit fancier.

Will you continue to build spec homes or are you going to do more buy and hold?
