wasn't the billionaire(s)...not sure, the one I'm aware of was Donald Trump and he openly admitted that he let his guard down, if i'm not mistaken. I think there was a way to know the crash was coming. As Marty (podcast 1) told us how, in hindsight he knew.

When i was ur age i bought a mobile home and rented rooms out. Some roommates are clean, others are not. Have rules spelled out beforehand & decide if you want non-smokers in ur house. Get security deposits (non-refundable) ...treat it like a business.

I would also look at if they are going to make you pay appraisal fee upfront, if you think there's a chance you won't get the loan for whatever reason.

Go to your local REIA meeting and ask who the investors use. For my area there is 1 bank and 1 credit union that are used by the 2 guys running the REIA. I think invaluable information. I'm currently applying for a Refi from both of them and also the bank that i've been doing my banking at for years & also applying at another (non-local) credit union because i currently have our auto loan with them. We are ahead on payments and have never missed a payment. Main thing i'm going to look at are the fees and interest rate. We are not concerned with speed, because it's a refi and also our residence. We are in no hurry on this one. We are refi'ing out of a land contract.

We bought our house with essentially a zero down on a land contract. I would have to say that we did a differed downpay because we put in the contract that we would put a new roof on in the summer, it actually ended up being in the fall when we finally put on a new metal roof. Know your numbers i.e ARV, repairs... as always if the numbers make sense then why not pull the trigger. Obviously the other things to consider is the neighborhood... location, location, location.

If you buy a property for 40k w/no dwn payment or buy the same property for 60k w/20k down payment... what's the difference. Why not buy @cash flowing price?

Toxic black mold is the worst. There's a difference than just black mold. I believe if you have a magnifying glass and a book to see what it looks like, you can identify if it's toxic. Maybe it has spurs on it or something.

We had a run into black mold recently in our residence. Caulked between tub and surround to stop leak, got clothes in basement out from under leak, spray bottled all mold areas including basement ceiling joists, then mold kill primer to seal it up. Also taped a funace type plastic drain hose to garden hose from dehumidifier and ran it directly into floor drain & zip tied it to drain. Utilized childproof feature so our kids can't shut it off anymore and put it on basement mode (it runs continuously now). Got approved by city inspector. He mentioned that i did a whitewash job. Ironically i used to whitewash dairy farm barns when i was a young adult, lol.

Here is THE BEST quote i have heard over my 49 years of my life thus far, I heard it when i was a child from my grandma and was passed down from her father, my Great Grandpa. It rhymes, it's wisdom, it's visually presentable if you hold up your hand and count on your fingers as you say it, it's intriguing to say da least, it's one damn good quote. Cheers Investors!
