I'm a wholesaler from Eau Claire, WI... currently working 7 counties in Wisconsin. Wholesaling is perfectly legal to flip contracts. I have been in real estate for most of my adult life... house hacking, land lord, flips. Now i've wholesaled 1 house in Eau Claire w/the help of a partner. Currently, at the time of this post, we have an executable contract on a house in Chippewa Falls. If all goes will, it will close in October with a $10,000 assignment fee! Don't listen to your mom or dad usually.... What you want to do is listen to Wholesalers. Hey if you wanted to be a plumber, you wouldn't listen to an electrician, lol

Rebecca hi, what do you bring to the table. What are you looking for via networking? I'm wholesaler in Eau Claire... we market to surrounding areas in Wisconsin also.

Brittany hi, have you chosen a marketing channel and got your lists together? 

If you want to be an investor/wholesaler, a license can actually hurt you. I have done a wholesale deal in Eau Claire, WI and i've done several other types of deals. But what i would do is team up w/a realtor.... you can have whomever you want on your team. Become a realtor if you want to sell houses for other people.

I work on both new construction custom homes and do remodels all for the same general contractor here in Eau Claire. I don't know if we do wat you call a 'Major Rehab'.... some are pretty extensive, others not so much. Some are more like wat we call 'Patch job' in Drywall land. I've charged maybe 8k or more for some of our rehabs. For me i would rather stick with light-medium rehab that a full out Major Rehab, but that's just me. How are you finding ur deals? Maybe you should hook up w/a wholesaler or increase ur own marketing/prospecting.

Totally awesome. Start multi-fam... maybe eventually get into apartments? I've owned multi's in the past. Bought one as an REO for around 25k...don't remember the exact price but that was close... a duplex in KauKauna WI. Flipped it... was a break even deal. Also owned a duplex in chippewa falls... made about 20k on Brrrrr. And owned a triplex in chip fls.... love multi's... have you studied Dave Lindahl? He's like a multi-fam God. He owned about 190,000,000$$$ back wen i got coaching from him. Went to his events, he had body guards escort him to the bathroom... lol ... I'm sure he's worth alot more tod.
