I think you wanna start in your area and see how many cash sales there are? (you can ask realtor to run that report for you) Gradually branch out (like a radius) into other markets. Cash sales are a great way to find out a good wholesaling area. Lots of cash sales = lots of investor activity.

I've heard you get better response rate the more times you send out to the same people. So maybe the 4th, 5th, 6th, etc... you get better response rate. A trust issue perhaps... people are getting letters from multiple people... how would you choose who to go with. The one who is consistent very well could be the one who stands out/wins.

First I like to mention I have training in wholesaling but not alot of experience in wholesaling. Although I've done fix n' flip, buy & hold. So you may want to verify anything I say.
If your really want to Keep It Simple you can have your realtor do all the work for a flat fee. Then you don't have to worry about anything. Just let him know all what you want him to do & for how much. I like him to take pics, etc.
Do you have assignment contract? If so then I believe you would line up a buyer, have them sign the assignment of contract & then take both contracts to the title company. Also if you're not using a realtor I believe you can have a r.e attorney handle a lot of the 'heavy lifting' instead of realtor.
If you get in the habit of leveraging (assuming you have a little $ to spare) you will save a boat load of time freeing yourself up to do the higher end tasks.
Kinda like driving a car... do you need to be a mechanic to build it and or maintain it. You can if you want. But you don't have to.

Michael listened to your 'Daily Deal'recording, very impressive. May I ask who were the two ladies speaking with the seller? Are they outsource company you use or trained employees or ? Also would be interested in learning more about direct mail.
Thank you for sharing.. so far I have been doing my own 'lead sheet' calling but would rather have someone else do it.
Their negotiation surprised me a little too but made more sense as I listened to the end.

Our daily deal recordings are great... You can actually hear the conversation between us and the sellers. Daily Deal 10 is an example of a 30 day escrow period.
